Add address, postcode, property type, number of bedrooms, monthly rent and status (To Let / Let / Under Maintenance). For HMO properties, record shared space notes for kitchens, bathrooms and communal areas.

Keep a full tenant record with name, email, phone, move-in/move-out dates, status, photo and room number for HMOs. View complete financial statements with rent history, partial payments and running balance.
📄 Leases
Every tenancy agreement in one table. Record property, tenant, tenancy type, dates, rent, deposit and room number with colour-coded expiry warnings.
Lease actions
Each lease row includes Edit, Agreement and Remove actions. The system generates a rent record automatically when a new tenancy is created.

Get up and running fast
Step 1 — Add your properties
Go to Properties in the left menu. Click "Add Property" and fill in address, postcode, property type, bedrooms and monthly rent. For HMOs, add the property once and assign rooms separately.
Step 2 — Add your tenants
Go to Tenants. Click "Add Tenant" and enter full name, email, phone, property and room number for HMOs. Search by name, email, phone or property.
Step 3 — Create a lease
Go to Leases. Click "Add Tenancy", link tenant and property, set dates, rent, deposit and tenancy type. The tenant status updates automatically.
Step 4 — Track rent
Check Rent Tracker for paid, partial and due records. Mark rent as paid with one click and spot arrears quickly on property cards.
Step 5 — Log maintenance
Go to Maintenance Jobs and add a job with property, issue, priority and contractor notes. Update status as it progresses.
Step 6 — Upload certificates
Go to Documents and Certs. Upload gas safety, EPC, EICR and other compliance documents. The system tracks expiry dates and flags renewals.
Step 7 — Review finance
Open Finance for rent collected, outstanding amounts and maintenance costs across your portfolio.
Step 8 — Book viewings
Use Viewings to schedule inspections and appointments. Past and upcoming bookings are listed separately for clear planning.
